STANDARD SPECIFICATIONS
 

1.  Excavation:

  • Prepare building pad in accordance with building department approved plan, not to exceed 2’-0” above lowest adjacent native soil grade; rip rap or culverts not included.  Does not include any landscape salvage or relocation of any type.

2. Concrete:

  • Footing& Stem walls: 3000 psi Concrete Mix
  • Interior Foundation: 3000 psi Concrete Mix
  • Floor construction: 3000 psi concrete 4” thickness minimum,
  • Termite protection: 1-% Termidor or equivalent 5-year warranty

3. Framing:

  • Exterior Walls: Wood frame with 2X6 @ 16" O.C.
  • Sheeting: 3/8" O.S.B per shear wall plan
  • Interior Walls: Wood frame with 2x6 @ 16" O.C. U.N.O. for bearing walls, 2x4@16” O.C. for remaining non-structural walls

4. Roof Framing:

  • Sheathing- 1/2" O.S.B. –reflective foil faced plywood additional
  • Pre-engineered trusses

5. Stucco:

  • Western One Coat with hand applied Sand Finish over 2 layers black waterproof paper and 1” foam- Dupont Tyvek Stucco Wrap and 1” R-4 rigid Blue Foam additional
  • Popouts as shown on plans

6. Roofing:

  • Spray foam roof with elastomeric/foam coating
  • Concrete S-Tile over 40# underlayment

7. Fireplace:

  • 1 propane fireplace per plan with wood mantel and lightweight concrete stone from top of tiled hearth up to bottom of mantel 

8. Insulation:

  • Exterior walls: R-19 blown-in insulation
  • Ceiling: R-38 Fiberglass Batt insulation on flat roofs, blown-in on pitched roofs
  • Garage and sound walls/rooms are additional 

9. Windows:

  • Lifetime warranty Milgard Aluminum clad, Low-E,  dual pane ½” air space minimum

10. Interior walls:

  • Gypsum Board ½” thickness in house, no-sag drywall used on ceilings; 5/8” thickness in garage
  • Joints taped, corners with 3/4" round comer bead
  • 90/10 textured finish

11. Paint:

  • Interior: Dunn Edwards or equivalent, one color throughout eggshell paint in all living areas and ceilings, semi-gloss paint in garage, kitchen, laundry room, garage and bath's only
  • Exterior: Dunn Edwards or Equivalent, one color

12. Doors, shelving and Trim:

  • Interior: 8’ Knotty alder plank style with square top, paint grade French doors if applicable or used at exterior locations
  • Entry: 8’ Knotty Alder plank style with square top
  • Hardware: Emtek Cortina or Turino with standard backset on interior doors, Emtek Remington on exterior of front door; deadbolts on all exterior doors
  • Standard paint grade jambs on all doors with kerfed drywall into jamb, glazing, distressing, and clavos are  extra
  • Paint grade 1”x12” MDF shelf and 1 3/8” rod in each closet 

13. Interior Floor:

  • 18x18 Sealed Travertine Tile with 1/8” grout lines, no baseboards

14. Cabinets:

  • Knotty Alder raised panel doors with 36” upper cabinets
  • Distressing ,glazing extra, crown molding are additional
  • Matching Toe kicks
  • Self-closing undermount drawer glides
  • Fully concealed adjustable hinges
  • ¾” adjustable shelving at most base and upper cabinets
  • 1 Lazy Susan base cabinet included
  • Each base cabinet to have 1 slab type draw on top with door below
  • Upper cabinets shall be 1 door (glass doors extra)
  • Knobs or any other hardware not included 

15. Kitchen and Bar Tops:

  • Granite Slab 1.5” total thickness-Type I per AZ Tile
  • Undermount sink fabrication, and drilling faucet holes are included

16. Vanity Tops:

  • 12x12 Noce travertine tile top, 4” backsplash, 2” lip, and radiused/polished edge with self rimming drop-in sinks

17. Shower/Tub Surrounds:

  • 12x12 Noce travertine tile on walls, 4x4 recessed Noce travertine on shower floor in master bathroom
  • Tub deck in master to include Noce 12x12 tile and 8” backsplash around tub deck.

Note: inlays, deco bands, decorative tiles are additional, typical at all tile locations

18. Plumbing Fixtures:  (note-all fixture colors for sinks and toilets are white or bone/linen; black and other colors are not included.  Faucet colors are Satin Nickel, Chrome, or oil rubbed bronze) :

  • Kitchen sink and faucet-Blanco Supreme 2 sink #511-620 ($500 allowance with strainers), ¾ hp garbage disposal, Price Pfister stainless faucet #532-7PSS ($275 allowance)
  • Bathroom sink(s) and faucet-American Standard Cadet or Kohler Farmington or Pennington sinks ($110 allowance), Price Pfister Catalina line, 8” spread ($185 allowance)
  • Jetted master bath tub-Jetta J-10 with Price Pfister RT6-E0XZ faucet (includes valve-OX6-140R, and handles HHL-ELBZ)
  • Bath Tubs - steel American Standard with color matching trim to faucets
  • Toilets - American Standard with chrome handles

19. Plumbing:

  • Drain: Schedule 40 A.BS 4” connected to septic tank with 2 clean-outs
  • Water Piping: Copper
  • Hose bibs: Minimum 3

20. HVAC:

  • Two roof –mounted electric heat pumps, 14 seer minimum-split systems also may be used based on floor plan and roof pitch

21. Electric Wiring:

  • 200 AMP panel at SRP/APS approved exterior location
  • Structured low-voltage panel with Cat 5 phone line and RG6 cable TV lines to each room-satellite internet connections are additional
  • Copper Romex wiring per plan, appliances may use aluminum wire
  • Recessed Lighting per plan
  • Security pre-wire with 2 keypads included
  • Surround sound, speaker wiring, volume controls, etc. are additional

22. Light Fixtures:

  • Buyer to select
  • Allowance, depends on floor plan

23. Appliances:

  • GE Profile stainless steel single oven-JT915
  • GE Profile stainless steel 36” cooktop-JGP963
  • GE Profile stainless steel dishwasher-PDW8280
  • GE Profile stainless steel microwave-JE2160 &JX2130 trim kit

24. Garage:

  • 16x7 and 1-9x7 metal un-insulated overhead door with 2-½ hp lift master openers

25. Drive & walkway:

  • 20’ deep concrete apron extending from edge of garage with the width being equal to the dimension of the combined doors

26. Bath accessories:

  • Wood framed individual mirrors
  • Minimum 2 towel bars/robe hook in master, 1 in each guest bath(s), Price Pfister brand BTB-E2ZZ           

27. Landscaping:

  • Final grade included to meet county requirements

28. Permits:

  • Builder to supply

29. Propane:

  • 120 gallon above ground leased tank included, buyer to set up account and pay for monthly service as required.  Seller to supply first tank of propane.

30. Water:

  • Well if applicable, if in area where wells are not effective, system includes hauled water set-up & complete hook-up to house

31. Septic:

  • Standard shallow trench system (conventional system only)
